Professional Experience

• Began real estate appraisal shortly after entering into field of real estate in 1972. Appraised/Comparable Market Analysis all properties for Carter Realty 1972-76. During this same time period also completed private appraisals for estate purposes and market analysis.
• Associated with Jack Young, CRA, Senior Review Appraiser, in Sandpoint, Idaho, 1977-82. Completed an average of 50 appraisals per year.
• Founded Carter Appraisals in November, 1982. Have been accepted by all local lending institutions for FNMA and similar appraisals upon application.
• Awarded contract by Farmers Home Administration, Bonner and Boundary counties, for residential property appraisals, In Inventory, December, 1988.
• Awarded contract by Farmers Home Administration, Bonner and Boundary counties, for residential property appraisals, Purchase and Re-finance, January, 1989.
• Awarded contract by US Small Business Administration, Spokane, Washington, for property appraisals in Bonner and Boundary counties, August, 1989.
• Have been employed by various attorneys as an Expert Witness in the field of real estate valuation on approximately 95 to 100 different court cases. Have testified approximately 50 times. Am currently expected to testify for two or three additional cases yet to come to trial.
• Appointed by District Court, Sandpoint, Idaho, as referee in a real estate partition action, 1986.
• Appointed by District Court Judge as an impartial third party and expert in real estate valuation to ascertain value of real estate in a divorce settlement, 1985.
• Have acted in the capacity of Field Underwriter Representative for Mortgage Underwriters on numerous occasions. As such, I was to review other appraiser's reports and report directly to the Underwriter.
• Have had commercial appraisals accepted and approved by U.S. Small Business Administration for loan purposes.
• Have acted in the capacity of real estate consultant on various projects including land exchanges, sales and purchases.
